BROADFIELD Nestling majestically in its own grounds that extend to approximately 1.25 acres is Broadfield, a commanding Victorian former mill owners residence of great stature. HISTORY Built by the Charlesworth family in 1856, owners of a textile mill in Hinchliffe Mill, it is thought they took inspiration from Chatsworth House for the original mosaic floor, stained glass window and ornate ceiling mouldings. The Charlesworth's owned Broadfield until 1886 when it was sold to another mill owner Samuel Butterworth. In the mid-1900s the property was used as a vicarage until 1962.

PRESENT DAY BROADFIELD With great care and at great expense the current owners have undertaken a sympathetic renovation in recent years which include a new roof, additional lower level parking, outside lighting and extensive work in the basement to make it watertight. This is in addition to incorporating the most ultra-modern features into the property, intelligently hidden so as not to detract from the sumptuous character features on display. The ornate mouldings and plasterwork of which are original features to the property are a delight to see and they continue to charm and romance you as you amble though the property. The contemporary features include an integrated and sympathetically installed home automation system throughout the property offering state of the art Crestron lighting, 4K video distribution, full CCTV, hotel grade WIFI and built-in Sonos for music all controllable through an iPad in addition to being fully alarmed including the Coach House and garage with remote monitoring. In the master bedroom there are quite remarkable electrically controlled blinds in addition to the aforementioned technical features and the features even extend to the outside where in the Courtyard there are waterproof speakers for Sonos music.

Whilst the living space in the property is presented to a high standard there is still scope to adapt the basement into more formal living space. On the floor plan we have suggested some of the possible uses of these rooms, which may be suitable for occasional use now but would require some modification to match the standards of the ground and first floor.

THE COACH HOUSE Being detached but in close proximity this single storey stone building is perfect for dependant relatives and is a true 'bungalow' in style and in itself extends to nearly 1000 square feet. It is currently used to run a business from and may also be utilised as valuable holiday accommodation or for mature children.

EXTERNALLY The grounds are a landscaped delight and range from formal mature areas of planting, flat lawned areas and herbaceous borders. There is a former outdoor swimming pool which is disused but could be bought back to its former glory or to create a 'sunken' garden or as the current owners considered extending the dining kitchen by adding an Orangery to this area which is made all the more feasible by the property not being listed. The stone pillared entrance opens into the sweeping driveway which leads in turn to the detached triple garage.
